Time To Buy a condo West End Vancouver-A Buyer's Market September Update

Back from a wonderful August in Europe, I'm energized and ready to help my West End clients navigate this market. The season is shifting, the energy is changing, and here's what matters: in this buyer's market, you have the leverage.


As a West End specialist, I've watched dozens of transactions close over the past two months, and the pattern is clear. Buyers who understand the market temperature, who make informed cases about price, and who move with confidence are walking away with wins. You snooze, you lose.


The West End Real Estate Market: Buyer's Moment

The West End real estate market has seen a real wave of new inventory this September. Since the start of the month, 78 new listings have come to market, giving buyers noticeably more choice than they had through the summer.


For freehold condos, the sales-to-active listings ratio is sitting around 9.6%, putting the West End market in buyer’s market territory. Homes are taking longer to sell, buyers have more options, and there is more room to negotiate on price, timing, and terms.


But the numbers don’t tell the whole story.


I hosted a few open houses in the West End this past weekend, and there was plenty of energy: good attendance, engaged buyers and people actively making plans to purchase this fall. I’m also hearing from more buyers who are ready to start looking seriously.


So while the West End real estate market is technically favouring buyers, it is also a selective market. Buyers are responding to condos that are well-priced, well-presented and feel like good value. Properties that miss the mark are sitting.


For buyers, that creates opportunity, particularly when a listing has been on the market for a while or the asking price feels ambitious. For sellers, pricing and presentation matter more than ever.


As a West End Specialist, what I’m seeing on the ground is a market with more inventory, but also plenty of buyers paying attention. Fall is shaping up to be active, and the homes that offer the right combination of condition, presentation and price are the ones getting noticed.

Some observations in the West End Real Estate market:

Three recent sales caught my attention for very different reasons.


3202 – 1515 Alberni Street sold for $6.52M, or $3,942/sq. ft. I was shocked to see this sale! In a market where newer Downtown buildings have softened significantly from pre-sale pricing, this is a remarkable result. This apartment must be special!


I represented the buyer on 1146 Harwood Street, a 579 sq. ft. one-bedroom that sold for $525,000 ($907/sq. ft.). This is what I’m seeing in the West End market right now: buyers have options, and when a price feels too high, they can make their case. In this one, it worked.


Soriah Kanji PREC' and my co-listing at 2501 – 2055 Pendrell Street is the only reported West End co-op sale since August, while 10 co-op listings remain active, all under $700,000. We went the extra mile to sell this one, with marketing and using our contacts in the industry to bring it through the finish line.


There are some fantastic deals out there right now. I’m watching the active listings at 1246 Cardero Street, along with the other active listing at Panorama Place, to see where buyers ultimately place value.


What's Happening in the West End Right Now

Beyond the market numbers, there's plenty of reason to be excited about living here this fall. The West Side Farmers Market runs through October 31st—harvest season in full swing, perfect for Thanksgiving cooking and the kind of local connection that makes neighborhoods feel like home.
